New subdivision approved in Cumming

130 homes, some shops planned

Construction likely will begin soon on a new housing and retail complex in Cumming.

During their regular meeting Tuesday night, members of the city council unanimously approved a rezoning of about 51 acres at Buford Dam and Sanders roads. The decision followed a public hearing at which no one spoke against the proposal.

The property’s zoning was changed from a planned shopping center to multiple use.

Scott Morgan, director of the city’s planning department, said about 130 detached, single-family homes are planned for the site, which is owned by SP Buford Dam Road LLC.

“I believe the price point of those homes will be around $300,000, so it should be a nice development,” Morgan said after the meeting.

In addition, about 3 acres of the site will have retail development, although Morgan did not know what types of businesses may locate there.

Morgan said the houses would likely be built by Ryland Homes at a density of about 2.5 homes per acre.

Planning staff and the city’s planning board made several recommendations for the proposed construction plan, Morgan said.

Among those were adding a second entrance to the retail area, providing sidewalks and streetlamps throughout the subdivision and ensuring 40 percent of each structure will be brick.

The retail component will include landscape islands with trees and no billboards.

The subdivision will feature Leyland cypress and crepe myrtle shrubs as a boundary, and an amenities area with two tennis courts, an 800-square-foot swimming pool and 2,900-square-foot clubhouse.

According to Morgan, construction could begin within the next couple of months.
