$280M development proposed for west Forsyth

440-acre site along Chamblee Gap Road

WEST FORSYTH — A proposed $280 million development under review by the state could bring nearly 700 homes to Chamblee Gap Road area of western Forsyth County. 

According to a Development of Regional Impact filing posted this month with the Georgia Department of Community Affairs, plans for Mountain Crest call for 572 single-family detached homes and 124 townhomes on about 440 acres.

Due to the size and scope of the project, it must secure state approval before Forsyth County’s planning board and staff can review it and make recommendations.

Vanessa Bernstein–Goldman, senior planner with the county, said the department is working with the state during the formal review process.

“Until the DRI is completed, and until all of that review is done, we don’t move forward with it on the agenda,” she said.

If approved by the state and county, the land along both sides of Chamblee Gap near Bethelview Road would be rezoned from agricultural to master planned district for mixed residential use.

Much of the property is owned by the families of Pete Amos, who chairs the Forsyth County commission, and his wife, Catherine.

“The land has been in our family since 1951 and Pete and I have lived there for over 30 years,” Catherine Amos said. “It’s going to be a planned community that’s going to be really, really nice.”

Pete Amos said the couple’s son isn’t interested in farming, so it was time to do something positive with the site.

“We picked out a great company that will do a great job and we picked out a less dense 1.57 units per acre with almost 200 acres of green space, which is unbelievable,” he said.

“A trail will go through it. It’s going to be really nice. It backs up to the mountain and is on beautiful land. We’ve enjoyed living there.”

According to the DRI filing, the trail would link with the nearby Big Creek Greenway.

The Amos family and other landowners have chosen Lennar Georgia Inc. to develop the project, which likely would unfold over several phases through 2022. The annual tax revenues are projected to be about $3.2 million for the county.

Pete Amos said the project includes a retirement community, as well as family homes. It’s districted for Forsyth Central, the only high school in the county school system that is under capacity for students.

Amos said he thinks Mountain Crest is “a really good plan.”

“We wanted to preserve the look of the mountain and keep houses off the very top,” he said.
