A developer has submitted a proposal to build nearly 350 residential units in the city of Cumming.
According to rezoning application filed by owner Ashton Atlanta Residential, the company would like to rezoned about 80 acres at the intersection of Buford Dam and Sanders roads from planned shopping center (PSC) and office-commercial multi-story (OCNS) districts to conservation subdivision (R-3) for a proposed 140 townhomes and 203 single-family homes with a density of 5.9 units per acre.
Plans submitted with application show the development at the northwest corner of the Sanders-Buford Dam intersection and surrounding a residence across from Weatherby Lane.




Two plans were submitted for the development.
One plan would feature green spaces, a park area, open space and amenity area for 481 units.
The other plan would feature conservation areas, open space and an amenity area with 343 units, which matches with the submitted application.
For both plans, the property could be accessed from both Buford Dam and Sanders roads.
Architectural examples were also given in the application.




In a letter, zoning attorney Emory Lipscomb said the
applicant would be seeking variances to shrink the minimum lot size from 12,500
square feet to 5,000 square feet and taking the minimum lot width from 70 feet
to 50 feet.
Lipscomb said the property is in an area with residential and light commercial uses and would be built out within two to four years after approval.
According to city officials, the proposal will be before the city’s planning commission on Tuesday, Nov. 19 and the Cumming City Council on Tuesday, Dec. 17.
