A “heavy industrial” use has been proposed for a property just off Atlanta Highway in south Forsyth.
A sketch plat application was recently submitted to the Forsyth County Department of Planning and Community Development to operate a 40,560-square-foot office/warehouse with 53 parking spaces on 4.3 acres zoned heavy industrial district (M2) at 5630 and 5640 Shirlee Industrial Way.
The building would be used for industrial/flex space for business.
Office uses will make up about 4,560 square feet of the property, and 36,000 square feet will be for industrial.
Rachana Patel with Gopinathji Investments, LLC is the applicant for the project.
Variances related to buffers and landscape strips are being sought for the project.
A public participation for the project will be held at the business’s location at 6:30 p.m. on Monday, Nov. 18.
Just across Atlanta Highway, Lloyd Brothers Properties LLC has also applied for a sketch plat for two industrial buildings totaling 38,500 square feet on 4.6 acres on North Commerce Court.
The 19,250-square-feet buildings will be used for a mix of warehouse, manufacturing and processing uses.
The developer is not seeking any variances.
Preliminary zoning reviews with county staff for each development are planned for Dec. 4, and the applicants will have a work period lasting through June 2020 before the applications are considered by county officials.
