A developer wants to build a 60-home subdivision near the shores of Lake Lanier.
An applicant has submitted a sketch plat for 6090 Shady Grove Road that would facilitate the development of 60 single-family “cottage-style” homes on 57.124 acres currently zoned lakes residential (LR), according to documents from the Forsyth County Department of Planning and Community Development.
Designs show Shady Grove Road would split the community, with 46 homes south of the road and 14 more on the north side. Lot sizes vary from approximately 0.6 to 0.9 acres, according to documents, and floor plans would start at 1,200 square feet.
The community, called The Ascent, would emphasize “wellness” with “ample open space and recreational opportunities,” particularly a “wellness walk” through the development.
Considering the development’s proximity to Lake Lanier, plans also include amenities with the boater in mind. A private 14-slip dock would be available for the south portion of the community, while a single-slip dock for the north portion would provide access to Six Mile Creek.
The gated community won’t be age-restricted, but the applicant anticipates the project will attract senior residents.
The application is in the work time period until March 3, 2020, before it can be considered to come before the Forsyth County Board of Commissioners.
